Stucco Repair Cost Near the Coast: What Moves the Price

Two stucco quotes for the same wall can be far apart because they describe different jobs. Here is what sets the price on a coastal house, and how to read the quote.

Ask three contractors to price a cracked stucco wall and you can get three numbers that look like they came from different houses. Usually they did not price different houses. They priced different jobs. One quoted a patch, one a recoat, one took the wall back to the framing. On a house near the ocean, knowing which of those your wall needs is most of what decides the cost.

This post walks through what moves stucco repair cost on coastal homes around Redondo Beach, and how to tell whether a quote is pricing the problem or only the surface.

What salt air and fog do to South Bay stucco

Stucco is a cement plaster shell. Behind it sit two layers of building paper and a wire lath that holds the plaster to the wall. That system was never meant to be waterproof on its own. It is meant to shed most water and let the rest drain down behind the paper and out at the base of the wall through a strip called the weep screed.

Near the water, the wall goes through a wet and dry cycle almost every day. Morning fog soaks the surface, the afternoon sun dries it, and each cycle leaves a little salt behind. Over time hairline cracks open at window corners, along old patch lines and where the house settles. Salt-laden water that gets into those cracks reaches the paper and the lath. The lath rusts, the paper breaks down, and the framing behind can start to stay damp.

From the street the wall may look tired but sound. The clues are smaller: rust-colored streaks below a window, a patch of paint that blisters every spring, a spot that sounds hollow when you tap it.

Patch, recoat or full restucco: three different jobs

A patch repairs a crack or a damaged area. The contractor cuts out loose material, fills and builds the texture back, then paints or color coats over it. It is the cheapest option and the right one when the damage is local and the wall behind it is dry.

A recoat puts a new finish coat over the whole elevation, or the whole house. It seals small cracks, evens out faded color and can make a house look new. It does nothing for wet paper or rusted lath underneath.

A full restucco removes the old stucco to the framing. New paper, new lath, new flashing where it is missing, then three new coats. It costs several times more than a recoat because it is a rebuild of the wall skin, not a finish.

Most disagreements between quotes come from this choice. If one contractor recommends a recoat and another a restucco, ask each of them what they think is behind the wall and how they know.

What sets the price

Beyond the type of repair, five things move the number on a coastal stucco job.

  1. Area. Stucco is priced by the square foot of wall, so the size of the patch or the elevation matters. Gables and second stories add more than their area because of the access.
  2. The paper and lath. If the repair goes down to the paper, the contractor has to lap new paper into old paper so water still drains outward. That detail takes time, and it is the part a cheap patch skips.
  3. Moisture behind the wall. Wet framing has to be found and repaired before anything goes back over it. A contractor who has opened a test area or taken moisture readings can price this. One who has not is guessing.
  4. Color and texture match. Matching a weathered color on one patch is hard. Sometimes the honest recommendation is to color coat the whole wall so the repair does not show.
  5. Access. Scaffolding, tight side yards on beach lots, decks or landscaping that has to be protected, all add labor.

Signs a patch will not hold

A patch over a wall that is wet inside tends to crack again within a season or two. These signs point to more than a surface repair:

  • Stains that come back after painting, especially below windows and doors
  • Soft or hollow spots you can press or tap
  • Cracks that follow the edge of a window frame or run diagonally from its corners
  • Rust marks or staining at the base of the wall
  • A weep screed buried under soil, paving or a deck, so water has nowhere to drain
  • Interior signs on the same wall: swollen baseboards, peeling paint near the window

If you see two or more of these on one wall, ask for the moisture behind it to be checked before you approve a patch or a recoat.

How the inspection and written quote work

A useful stucco inspection looks at the wall in three places: the surface, the openings and the base. On the surface, the contractor maps cracks and taps for hollow areas. At the openings, they check whether the windows and doors have head flashing and whether the stucco has cracked off the frame. At the base, they check the weep screed and the soil line.

Where the stains are, a small test opening or a moisture meter reading tells you what is behind the finish. On most coastal houses it is worth doing, because it changes the job.

A written quote should then say:

  • Which repair it proposes for each area, patch, recoat or restucco, and why
  • What happens to the paper, lath and flashing in the repaired areas
  • How color and texture will be matched, and whether a full color coat is included
  • How hidden damage will be handled if the wall is wetter than expected, ideally with a unit price
  • What is excluded, such as painting trim or replacing windows

When a quote is that specific, you can compare it to another one line by line. When it is one number for "stucco repair", you cannot.
