Whole Home Remodeling, Starting With the Shell
A full remodel is the one time the walls are open. We use it to fix the water and air leaks first, so the new finishes inside are not ruined by the weather outside.
Why we look outside before inside
Near the coast, a lot of interior damage starts outside: a window that leaked for years, a sill plate that stayed damp, a bathroom wall against a cracked stucco face. When a remodel opens those walls, it is the cheapest moment to repair the framing, add flashing and replace failing windows.
We plan a whole-house job in that order. The shell is sound and dry, then we build the rooms.
Layout, systems and finishes
Most whole-home projects change how the house works: a kitchen opened to the living room, a bath added upstairs, a hallway taken back. That can mean moving plumbing and electrical, adding beams where walls come out, and updating the panel. We walk the house with you, list what you want to change, and price the structural and system work separately from the finishes, so you can see where the money goes.
Living through it, or moving out
Some remodels can be phased so you stay in part of the house. Others are faster and cleaner with the house empty. We tell you which one your scope points to and lay out the sequence in the written quote, so you can plan around it.

After a walkthrough we write a scope room by room, then price it in sections: structure and systems, exterior envelope, and finishes. You can change the finish level without changing the rest.
Yes. A whole-home project does not have to touch every room. We often remodel the kitchen, baths and main living areas and leave bedrooms with only paint and new windows.
No. We open walls where the plan moves plumbing, wiring or structure, or where we find signs of water. Elsewhere the existing drywall can stay.
