A wide sliding or folding door is a beautiful thing until water comes over the sill in a winter storm. The fix is usually a combination of a sill pan with a raised back dam, proper flashing tape at the jambs and head, and a frame that drains outward. On older houses the opening may also need a larger header if the new door is wider. We measure, open the existing framing where needed and include any structural or stucco work in the written quote.
Keeping a newer house watertight
Newer homes are not immune. Parapets, roof decks and stone or metal cladding all add joints, and sealant at those joints breaks down faster near salt air. A periodic look at caulk lines, scuppers and the base of walls catches small problems before they reach framing. When something has already failed, we trace the water back to where it enters, repair the sheathing behind the finish and then match the finish, so the repair holds and does not show. On houses with large glass walls we also check the sealant around fixed panes, since a failed bead there lets water run straight into the frame below. Small fixes made early keep a leak from turning into a framing repair.
