What a build-out includes
A typical tenant improvement covers new partitions, doors, ceilings, lighting, power and data rough-in, restroom updates for access rules and finishes. We work from the landlord's work letter and your space plan, so the quote shows which items fall to the landlord and which to the tenant.
Working in occupied buildings
Noise, dust and deliveries have to be managed when other tenants are working next door. We plan noisy work for agreed hours, protect common areas and keep the building manager in the loop.
Coastal buildings
Older buildings near the coast can hide water damage at exterior walls and window openings. We check those walls when a space is opened up, and price any repair separately so the build-out is not built over a problem.
