El Monte has many single-story stucco houses, and plenty have rooms added over the years, some with permits and some without. Those additions are where the stucco trouble usually starts: seams that crack, roof joints that leak and plaster applied over little or no paper. Unpermitted rooms are often clad with plaster applied straight over sheathing or even over open studs, with no building paper behind it. The first serious storm sends water into the framing. When we find this, a patch is not enough: the plaster on that addition needs removing, paper and flashing installing and the wall rebuilding. If a new permit is pulled for this work, the city may ask about the addition itself, and we explain the options before anything is opened.

Heat and the finish

Summer heat bleaches and crazes the plaster on the sunny sides of these houses. With the additions and seams made sound, we close the larger cracks with an elastic filler and roll a single flexible coat over every wall, old rooms and new. Choosing a paler shade keeps the walls a few degrees cooler in August. Fascia and eave boards that have dried and split get replaced and painted during the same visit. From the street, the house then shows one finish across the original rooms and the additions, with no patch outlines left behind.
