Thousand Oaks fills much of the Conejo Valley, from tract neighborhoods on the valley floor to custom homes on the hills, with protected oaks throughout and large areas rated for fire hazard. Many streets fall under associations. Stucco here has to be repaired with the trees, the fire rules and the approved colors all in mind, and that is how we plan each job.

Valley tracts

Tract houses on the valley floor show familiar stucco faults: cracks spreading from garage and window corners, stains beneath patio ledgers and fine crazing across walls that face the afternoon. We reinforce corners with diamond mesh, reattach ledgers with cap flashing or set the patio on posts of its own and rebuild damaged plaster. A flexible color coat then seals the crazing. Associations usually hold an approved palette, and we match it on site and send the paperwork before the coat goes on.

Hillside homes and oaks

Custom homes in the hills often stand near protected oaks, and staging for exterior work has to stay out of their root zones. We mark those zones, use light scaffolding where access is tight and keep materials off the ground beneath the canopy. These houses also sit in fire areas, so vents are upgraded to ember-resistant models, eaves are enclosed and the base of each wall is cleared of mulch and wood. Plaster that has cracked or lost its bond is rebuilt in full.
