Arcadia Remodeling and Outdoor Living
Arcadia remodeling: kitchens, baths, additions, windows and outdoor living, with drawings planned around the city's design rules where they apply.
Arcadia has its own building department, and design guidelines apply in some of its neighborhoods. Whether the house is an original ranch or a newer large home, we take on kitchen and bath remodels, additions, window upgrades and outdoor living spaces, drawn for the house and for any guidelines that apply. Each starts with a site visit.
Remodeling a ranch house
Original ranch houses often have low ceilings, small kitchens and aluminum windows. A remodel might raise a ceiling where the roof framing allows, open the kitchen to the family room and replace windows with insulated units that handle the summer heat. Each change needs a structural check, and some need an engineer. We price the structural work, the systems and the finishes separately, so owners can see how far each change takes the budget and decide what matters most to them.
Outdoor living
A large backyard may include a pool, a patio or a covered outdoor room. We build patio covers and loggias on proper footings, flash them into the house and plan power and gas for lighting, fans and outdoor kitchens. Wider openings from the house to the yard call for an engineered header and doors set on proper sills and low-E glass. Where neighborhood design rules apply, we prepare the drawings and samples the city expects alongside the building permit. Pool decks and drainage are checked so splash and runoff move away from the house.
