Sierra Madre handles plan check in its own city hall, and some of its streets fall inside mapped fire hazard zones. A craftsman cottage or older bungalow there can take a restoration, an addition or an ADU while keeping its scale. We take on that work, along with fire-safe upgrades, keeping the style that defines the house.

Keeping a cottage's character

Small craftsman and vernacular cottages often have wood siding, wood windows and porches worth keeping. Siding and trim are patched with matching boards, salvageable windows are refurbished and the others are replaced to match. Porches get new framing and decking where rot has set in, built to look like the original. When an owner wants more room, a modest rear addition or an ADU usually keeps the street view unchanged, which keeps the house at its original scale from the sidewalk.

Foundations and fire hardening

An older house on a raised foundation benefits from bolting and bracing, and stone or brick features may need an engineer's look. Where the fire maps cover a parcel, new work follows the state's wildfire standards, and an existing home can be upgraded with ember-resistant vents, gutter guards and noncombustible materials near the ground. We price the structural and fire items separately from cosmetic work, so owners can rank them by priority. Brick chimneys that have cracked are inspected and braced or rebuilt in lighter materials where an engineer recommends it.
