Older bungalows

Older bungalows often sit on raised foundations that predate modern seismic rules, with wood siding and windows that have been painted shut. We start under the floor, adding foundation anchors and bracing where an engineer or the city's standard plan calls for them, and replacing sill plates that have rotted. Then the exterior: siding boards matched and patched, windows freed and reglazed or replaced to match. Inside, a kitchen or bath can be brought up to date while the trim and doors that give the house its age are kept.

A unit at the back

A detached garage behind an older Covina house can be a good candidate for conversion, and a newer lot may fit a separate cottage. We look at the slab, the roof framing and the route for sewer and power, then compare converting with building new. Small units are drawn with good cross ventilation, insulation above the code minimum where it makes sense and shade over the windows facing the afternoon.
