We find the gas meter on a Covina house early, because the space around it has to stay open. A new wall, window or door cannot crowd the regulator, and a unit built across a side yard must not box the meter in where the utility can no longer reach it. Buried line goes in a trench with tracer wire and warning tape above it, then rises out of the ground at the unit with its own shutoff valve. An all-electric unit skips the trench, though it adds load to the electrical panel, which we check as well.

Walls and roofing on an inland lot have to cope with heat buildup, drying wind and storms that dump a lot of rain quickly. We use a light-colored roof surface, vents that let attic heat out, and lap siding or stucco hung over a housewrap that lets water escape at the base, with a sloped pan under every window opening. Where the gas line rises at the wall, we seal and flash the opening.
