An entry that works in a small unit
A compact unit seldom has room for a true foyer, so the entry is carved from the main room with a change of flooring and a short wall or a cabinet that stops at counter height. The hard flooring runs a step past the door so drips land on a surface that wipes dry. A closet with louvered or slatted doors lets air reach damp coats, and a ceiling light switched together with the porch fixture helps after dark. We keep clear floor on the latch side of the door and leave a spot for a bench where you can sit to change shoes.
The front door, the shell and city review
Exterior doors get fiberglass slabs in composite frames, a sloped sill pan beneath and a metal head flashing above, plus a small roof or awning that keeps rain off the threshold. Hinges and the lockset come in stainless or solid brass. Elsewhere, framing connectors are stainless or heavily coated and the cladding hangs over a drained gap. Coastal zone mapping differs from one address to the next. If your parcel sits within it, a coastal permit or an exemption can come before the building permit, so we check early. We submit the set, answer plan check notes and schedule inspections. Permit fees go to the city, apart from our drawing price.
