ADU Construction in Palos Verdes Estates
Palos Verdes Estates ADUs and garage conversions placed where new drains can reach the house sewer, detailed for salt air and filed with the city.
The house sewer line sets the first limit on where a Palos Verdes Estates ADU can stand. A new kitchen and bathroom drain by gravity, and a small drain line needs about 1/4 inch of fall per foot to reach the main. On our first visit we find the cleanout, measure the pipe's depth where it leaves the house, and compare it with the spot you want. The City of Palos Verdes Estates checks the set, and we build it as approved.
Depth, fall and the route to the main
Once we know the depth at the cleanout, the arithmetic is simple. Every foot of run between the unit and the existing pipe uses up some of that depth, so a spot near the house line keeps the trench shallow and short. If the backyard sits lower than the outlet, the drains may not fall far enough, and a small ejector pump can lift the waste up to the line. That adds a pump basin, a dedicated circuit and an alarm, so we weigh it against moving the unit. Water and power lines may share that trench if code separation is kept, and every route goes on the site plan.
Salt air, city review and pricing
Moist, salty air near open water eats at exposed metal on a small building. We call for stainless or heavily coated hangers and straps, pan flashing under every window and door, and a weather barrier behind the cladding that lets moisture drain. The city building department reviews setbacks, height and the utility tie-ins we drew. Whether a given parcel lies within the coastal zone depends on its location, and a parcel inside that line may first need coastal approval of its own, or a written exemption. We show you what we found at the cleanout before suggesting a site. Our written quote prices the drawing set by itself, and any engineering a parcel calls for appears as a separate figure.
ADU Construction in Palos Verdes Estates: questions
Start with what the city requires at the edges. Mark the rear and side setbacks on the survey, hold the distance needed from the house, and the remaining rectangle is the candidate area. Inside it, the sewer depth narrows things further, since a unit close to the existing line is more likely to drain without a pump.
Two sheets get our focus when a Palos Verdes Estates unit stays on one level, within the size cap the package allows. The site plan traces the drain route and its depth at each end, and the floor plan puts the kitchen and bath on the wall facing that route so the pipe stays short.
Conversion works when the slab is sound and a new drain can reach the sewer. A garage floor usually has no plumbing in it, so new lines run in a trench sawn through the concrete, and we check that the pipe can fall toward the house. The concrete gets checked for cracks and moisture, and the framing and headroom are measured, before we quote.
