ADU Construction in West Hills
West Hills ADUs and garage conversions placed around the panel, sewer and water routes, drawn for City of Los Angeles plan check and built to the drawings.
Power for a West Hills ADU comes from the main house panel or a new service, and where that panel sits has a say in where the unit can stand. A long feeder means a longer trench and heavier wire, so on the first visit we open the panel, read its rating and total what the house already draws. That shows whether the unit can tap the existing service before placement is drawn.
Panel capacity and the feeder run
A load calculation comes first. We list the circuits the house already uses, add the unit cooking, water heating, cooling and lighting, and compare the total with what the panel and service are rated to carry. With room to spare, a new breaker at the main panel feeds a subpanel inside the ADU. Without it, the utility may have to approve a larger service before work begins. The feeder runs in conduit buried at the depth code calls for, and the sewer lateral needs steady fall all the way back to the main line. Setting the unit nearer the panel side of the yard shortens both runs and the trenching that comes with them.
Plan check, flashing and the stucco base
West Hills drawings go to the Los Angeles Department of Building and Safety. We prepare the set, file it, respond to each correction and book inspections as the framing, wiring and plumbing reach each stage. On the shell, every window opening gets a sloped sill pan with head flashing lapped under the wrap above, and a weep screed at the bottom of the stucco lets trapped water drain. Dry spells harden sealant over time, so the flashing carries the load and sealant only backs it up. The written quote breaks out what the city charges as a figure of its own.
ADU Construction in West Hills: questions
Mapping the panel, the sewer cleanout and the water meter onto a West Hills survey comes first, since each one pulls the unit toward it. Setback lines along the back and sides follow, with the separation from the house. The open ground left after trees and any pool are counted is the usable footprint, and if the ground slopes, footing design narrows it.
On a West Hills set, plan check spends its time on the site plan: it traces the feeder, sewer and water routes from the house and dimensions each setback the reviewer confirms. That sheet belongs to the package we draw for a single-level ADU no bigger than 500 square feet.
A West Hills garage often has a circuit or two already, though seldom one sized for a kitchen and bath, so we check the wire feeding it along with the slab, framing and headroom. A framed wall with a window replaces the wide car door. You see what the inspection turned up before we price the conversion.
