West Hills is a San Fernando Valley neighborhood under the City of Los Angeles. When a ranch or two-story house reaches the point where windows, kitchens and baths are due, it is also a chance to deal with afternoon heat and, near open land, ember risk. We plan remodels and additions here with insulation, glazing and ember-resistant details as part of the scope.

Updating a two-story house

A two-story tract home may have aluminum windows, a builder-grade kitchen and upstairs rooms that run warm in summer. Replacing windows with insulated units, adding attic insulation and sealing ducts make the upstairs livable. The kitchen can be opened toward the family room, with an engineer sizing the new beam. We price the comfort upgrades, the structural change and the finishes as separate lines, so owners can decide which to do now and which to schedule later without paying twice for setup.

Close to open land

A lot that backs onto open land sits closer to wildfire risk. New additions and ADUs there may need to meet the state's fire building standards, and the existing house can be hardened at the same time. That means vents that keep embers out, enclosed eaves, fire-resistant decking and noncombustible materials near the ground. We confirm the requirements for each lot with the city and plan the work so it meets them without changing the character of the house more than needed. Gutter guards and a cleared strip at the foundation finish the job.
