Sunland-Tujunga has older cabins, river-rock houses and ranch homes in a valley ringed by hills, much of it rated for fire hazard. Stucco here is often old, applied over shifting foundations and patched by several owners. We sort out which cracks come from settling and which let water in, rebuild the failed plaster and close the openings that would let embers inside.

Old plaster on uneven ground

Houses on piers, stone footings or raised floors move as the ground shifts, and their plaster cracks in long diagonals and steps. Some of that movement stopped years ago, and some has not. We check doors, floors and the foundation from the crawlspace, measure the cracks and, if the structure is still moving, bring an engineer in before touching the finish. Stable walls get the hollow plaster removed back to sound edges, new lath where the old has rusted and a rebuilt surface blended into the remaining original.

Plaster against embers

Much of this area sits close to brush, and stucco is a strong wall material there as long as it stays whole and sealed. Embers find the weak points: screened vents with coarse mesh, open rafter bays, gaps along the base of the wall and stone-to-plaster joints that have opened up. We fit vents rated against embers, close the eaves with fire-resistant board, fill the gaps and repoint stone joints that meet the plaster. Every one of these items carries its own price, so the most exposed side of the house can be done first.
