Many Pacoima houses have been extended or converted over the years to make room for more people, and their stucco tells that story: a filled-in garage door here, a room added there, and patches that never quite matched. Valley sun has bleached each patch to its own shade. We rebuild the cracking seams, repair the corners and finish the house in one consistent color.

Patches that keep cracking

A patch that was troweled straight over old plaster, without new paper behind it or mesh across the edge, usually cracks around its outline within a couple of winters. On converted garages, the old door shape often reappears as a rectangle of cracks. We cut those outlines back to sound plaster, fasten the infill framing to the original, lap fresh paper under the old and set mesh across the joint before rebuilding the plaster. A repair done in that order flexes with the wall and stays closed through the seasons.

A house in one color

Once the seams and corners are sound, the walls get a color coat or a flexible elastomeric finish across every side. That seals the hairline cracks that cover most older stucco and brings the patchwork of shades back to one. Patched areas are primed first so they do not show through. We brush color samples on the wall so you can judge them in strong sun, since a shade that looks right on a card can read much darker on a hot afternoon.
