Windows set in wood siding
Aluminum or wood windows set in wood siding without modern flashing can hide damage a long time. When those windows leak, water runs down inside the wall and shows up later as soft sills and stained drywall. A full-frame replacement lets us open the wall, repair the framing and flash the new window properly. Siding around it is patched with matching boards or replaced on the whole wall with fiber cement in the same profile. Where gutters overflow onto the siding, we fix those too, since they are often where the water started.
Kitchens and living spaces
Ranch layouts often have closed kitchens and long hallways that can be opened up. Removing a wall usually means a beam sized by an engineer and posts carried to the foundation. We price the structural part separately from cabinets and finishes, so the new layout's cost shows on its own. Vented range hoods, moisture-resistant cabinet boxes and good window seals keep the new kitchen in shape. Where a kitchen opens onto a deck or patio, the new door gets a sill pan and flashing before the cabinets go in. A ranch house can also take a new family room at the back, tied into the existing roof with valleys detailed on the plans.
