Rolling Hills Estates homes mix wood windows on ranch houses with large sliders and French doors on hillside properties facing the views. Ocean air and wind reach up the hill, and many original windows were set without modern flashing. We replace windows and doors here with frames suited to the exposure, and we repair the siding or stucco around each opening so the joint stays dry.

Wood siding and window joints

On ranch houses with wood siding, water often enters at the window trim, runs down inside the wall and rots the sill and the siding below. When we replace these windows, we remove the trim, check the framing, install a sill pan and flashing that laps into the house wrap and reinstall or replace the trim with rot-resistant material. Siding boards that have rotted are replaced to match. The new windows can be clad wood or fiberglass in profiles that suit the house.

Sliders and French doors

Hillside homes here often open onto decks and terraces through sliders or French doors. Old sliders drag and leak at the sill, and wood French doors swell in damp weather. Replacements with good seals, stainless or coated hardware and sills that drain outward fix both problems. Where the deck surface sits too close to the threshold, we adjust it so water cannot splash under the door. Each door is water tested before the interior trim goes back on. Screens are included.
