We set new vinyl or fiberglass windows on sill pans, repair the surrounding stucco and color coat the whole wall. Patio covers get rebuilt with proper flashing at the ledger and posts set on footings, in wood or in aluminum where the owner prefers less upkeep. Gutters are checked too.
Associations and additions
If the neighborhood has an association that reviews exterior colors, materials and additions, we prepare drawings and samples for that review alongside the city permit, so neither holds up the other. A larger lot may take an ADU or a rear addition, and a garage conversion is another option. We price each option after looking at the lot and structure, then carry the chosen one through plans, permit and construction. Where an association limits colors or materials, we bring the approved list to the first meeting so samples come from it. Inside, kitchens and baths can be updated in the same project.
