Ventura is a coastal city in Ventura County. A house near the water there deals with heavy salt air, and a house on a sloped lot adds structural questions about decks and foundations. Wood siding and stucco near the water

An older house with wood siding, wood windows and painted trim suffers in salt air. Rot starts at the lowest boards, at window sills and behind downspouts. We replace damaged siding and trim, repair the sheathing behind it and flash the openings properly, or recommend fiber cement where the owner wants less upkeep. On stucco houses we repair cracks and failed patches at the point where water got in and finish with a coat that blends the repair. Gutters and downspouts are checked so they stop wetting the walls.

Sloped lots and older framing

On a sloped lot a deck may hang over the grade, and an older house may sit on a raised foundation. Both deserve a structural look before cosmetic work. We check footings, posts, ledgers and sill plates, bring in an engineer where loads or heights call for one, and repair or rebuild before new finishes go on. An ADU or an addition may be possible, and we confirm setbacks, slope requirements and utilities before design starts. With the crawlspace open, a raised floor can get seismic bolts and cripple wall bracing, which is worth doing on an older house.
