Older wood patio covers often sag, and the ledger where they meet the house can rot behind the fascia. A patio may have been enclosed at some point without a permit or proper footings. We assess what is there and either rebuild the cover with flashing at the house and posts on new footings, or design a permitted room addition in its place. A proper addition gets its own foundation, insulation and windows, and its roof is tied into the house with valleys and flashing drawn on the plans.
Windows, stucco and the finish
Where single-pane aluminum windows are still in place, replacing them is one of the most noticeable upgrades a house can get. We measure each opening, choose retrofit where the frame is sound and full-frame where it is not, and flash the new units into the wall. Stucco cracks around the openings are repaired at the same time. A fresh color coat over the whole house afterward gives an even finish and seals small cracks that would otherwise let water reach the paper behind.
