Windows on a wall that stands close to the fence get a hard look from the plan reviewer on a Gardena ADU set. Under the residential code, a wall within 5 feet of a property line needs a fire-rated assembly, and the openings in it are capped. We lay out the unit with that limit in mind, put the bigger windows on the yard side, and send the drawings to the city's building department before we build to them.

Fire-rated walls near the property line

Fire-rated gypsum board lines the inside of any wall drawn tight to the line, and the outside face follows a tested assembly, often cement plaster over sheathing and a weather barrier. Eaves on that side stay short or get enclosed so they do not reach past what the code permits. A dryer duct, a bath fan outlet or a water heater vent on that wall needs the same care, so we route them to the open sides where the layout allows. The reviewer checks all of it against the site plan, which is why our wall details and the site plan carry matching dimensions.

A shell for inland sun and the odd storm

A unit set inland has to cope with hard sun, dry gusts and a heavy rain now and then, and we draw the shell for all three. A cool-rated roof covering trims heat gain, the attic or rafter bays get insulation that meets the energy rules, and a deeper overhang shades the sunniest glass where the setback leaves room. Each window gets a sloped pan under its sill, with flange tape lapped in shingle order. Gutters empty into solid pipe that carries water well past the new footings. Our written quote keeps the build on its own line, separate from what the drawings cost.
