In buildings like these much of the work is inside: kitchens, baths and flooring in units that turn over or get updated. Exterior repairs on stairways, balconies and older stucco come up too, and we schedule them around the people living in the building.

Unit renovations

A unit turnover can be as small as new flooring and paint or as large as a full kitchen and bath. We price each level clearly so an owner can decide unit by unit. Durable materials make sense in rentals: porcelain tile, quality vinyl plank, solid-surface or quartz counters and plywood cabinet boxes. In multi-unit buildings we follow the noise and work-hour rules, protect hallways and coordinate shutoffs with the building manager so neighbors are not left without water. Appliances can be supplied or installed from the owner's order.

Stairs, balconies and exteriors

Exterior stairs and balconies on older apartment buildings carry people every day and sit out in the weather. Wood framing at landings and balcony edges can rot under a surface that still looks fine. We inspect from below where possible, open suspect areas and repair or rebuild with an engineer where structure is involved. Stucco cracks, failed paint and leaking windows on the same walls are often fixed in the same mobilization to keep scaffolding costs down. Railings are checked for height and spacing.
