The plans then detail the stair, the new roof and the joint between the old walls and the new ones, which is where second-story additions tend to leak if the details are rushed.
Kitchens, baths and the walls behind them
Opening a wall for a new kitchen layout or a larger bathroom often turns up old plumbing, outdated wiring or framing that was cut for past remodels. We price that discovery work clearly, usually with a unit price, and show owners what we find before going further. New wet walls get a proper membrane, kitchens get a range hood that vents outside, and any window in the remodeled room is checked and flashed while the wall is open. Floors in the remodeled rooms are leveled before new finishes.
