Valley Glen is a San Fernando Valley neighborhood, permitted through the City of Los Angeles. A mid-century single-story house with low roofs, wide windows and sliding doors to the yard is pleasant to live in and warm on bright afternoons. We remodel kitchens and baths, upgrade the glass and build outdoor shade here, keeping the clean mid-century lines where a house has them.

The big windows

Wide picture windows and long sliders are part of the mid-century look, and in their original single-pane form they let in a great deal of heat. Replacing them with insulated glass in slim frames keeps the sightlines while making the rooms far more comfortable. Where the original frames are steel or wood worth keeping, new glazing can sometimes be fitted to them. We assess each opening, check the header and sill for damage, and flash the new units properly so the comfort upgrade does not create a leak.

Outdoor shade and a backyard unit

A house that opens onto a flat backyard can gain a covered patio. The covers we build are sized to shade the glass behind them, set on footings and tied to the house with a flashed ledger. A larger lot can also take a detached ADU, placed to keep the open yard intact. We draw both in the same set of plans when an owner wants them together, which keeps the permit simple and lets the two pieces share a construction schedule.
