We plan those remodels and additions with an eye on shade, glazing and structure, and we handle the permit process from the first drawing.
Indoor and outdoor flow
Opening a family room to the yard with a wide sliding or folding door changes how a house is used, but it also changes the structure. A wider opening needs a new header and sometimes new shear walls, sized by an engineer. The door itself should have a sill pan and good seals, and low-E glass to keep heat out. Outside, a covered patio or pergola gives the opening shade. We design the door, the structure and the cover together so they work as one project.
Kitchens and primary suites
A large kitchen remodel or a primary suite addition each touches structure. Kitchens may move walls, add an island and upgrade electrical service, all of which we price as separate lines. A primary suite may extend the house into the yard, with a new bath that gets full waterproofing behind every wet wall. On a sloped lot, any addition rests on engineered footings, and a lot in a mapped fire hazard zone brings rules for vents, eaves and decks that we confirm with the city early. Pools and outdoor kitchens near the addition are planned with drainage in mind.
