Working with a tract plan
Tract houses were built from a few floor plans, so the structure is predictable: where the bearing walls sit, how the roof is framed and where the plumbing runs. That makes it easier to plan a kitchen opening, a second bath or a rear addition with confidence. We still open and check before committing, since past owners may have changed things. Additions follow the original roofline and stucco texture, so the house still fits the street when the work is finished.
Second units on standard lots
On a standard lot, a backyard ADU or converted garage may be allowed. We confirm setbacks and utilities with LADBS, draw the unit and handle the submittal. A small unit is designed for the heat, with insulation, low-E windows and cross ventilation, and its kitchen and bath get the same waterproofing and ventilation as any larger remodel. Plans, shell, systems and finishes are priced separately, which lets the work be split into stages when the budget calls for it. Shade over the entry helps too.
