Where the house sewer line runs can decide where a Manhattan Beach ADU goes. A new kitchen and bathroom drain simply when gravity carries them into that line or into a new lateral to the street, so on our first visit we open the cleanout and send a camera down the pipe to learn its route, depth and condition. Setting the unit along that path keeps the trench short. Then we draw the unit, submit it to the City of Manhattan Beach and build it.
Sewer, water and the trench
A camera run shows whether the old pipe is clay, cast iron or plastic and whether roots or cracks have found their way in. If the drain from the unit cannot fall enough to meet it, a small ejector pump may be needed, and that changes the layout. Water and power lines can share part of the dig when the required separation is kept, which saves opening the yard twice. Every route goes on the site plan, so the plan checker and the people swinging shovels are reading the same drawing.
Coastal air and city review
Salt air works on anything metal outside a small building. We specify stainless or heavily coated hangers and connectors, flashing at each window and door, and a drainage plane behind the stucco or siding so moisture that gets in can get back out. Review sits with the City of Manhattan Beach, which checks setbacks, height and the utility connections we drew. Some parcels may sit inside the coastal zone, where a separate coastal permit or an exemption comes before the building permit, so we confirm your lot's status early. Permit fees are paid to the city and are not part of our plans price.

Picture the yard once the required rear and side setbacks come off and a gap is kept between the unit and the house. What remains is the outline to work in. Then the sewer route narrows down where inside that outline the unit makes sense, because a short drain run costs less to dig.
