Two gutters, two downspouts, one route for the water
Each gutter is sized to the roof face above it and pitched slightly toward a downspout at one corner. Aluminum or galvanized steel both work, and the guard clips over the top so leaves blow off while water drops through. A metal drip edge laps over the back of the gutter, which keeps rain from running down behind it into the fascia. Each downspout feeds solid buried pipe that carries the flow past the footings to a rock-filled dry well or a planted basin. On a sloped lot, that outlet sits downhill of the unit and clear of the neighbor's fence. We flood both gutters with a hose before final inspection to prove every drop reaches its outlet.
Ember details, inland weather and plan check
If your lot is inside a mapped zone, much of the fire detailing happens at the roof edge. Bird stops close the open ends of the first course, eave vents carry a listed ember-resistant design, and the soffit is boxed in with fiber cement. Stucco or fiber cement cladding hangs on a draining weather barrier, with a sloped pan under every window. Those choices also suit what any inland lot can expect: hard sun, dry gusts and the occasional heavy storm. The reviewers check setbacks, height and the utility hookups, and we submit the set, reply to comments and call for each inspection. Permit fees appear in your written quote as their own line, kept apart from the drawing price.
