Lake View Terrace Remodeling and Conversions
Lake View Terrace remodeling: fire-resistant upgrades, additions, barn and workshop conversions and ADUs, with permits and fire access planned.
Lake View Terrace is a neighborhood of the City of Los Angeles, and fire hazard zones are mapped across parts of it. If a lot holds a ranch house, a barn or a workshop, each may be a candidate for an addition, a conversion or hardening upgrades. We check setbacks, utilities and fire access on each property before design begins, so the plans fit what the lot allows.
Barns, workshops and second units
Whether an existing barn or workshop can become living space depends on the building. Sometimes it can, after a structural check, a new foundation section, insulation, windows and utilities. Other times a new ADU on a fresh foundation is simpler. Either way, fire access, septic or sewer capacity and setbacks from property lines and open space shape what is allowed. We look at all of that on the site visit and explain the options before anything is drawn, so the plans fit the property.
Ranch houses near open land
Ranch homes close to brush need the same ember-resistant upgrades as hillside houses: ember-blocking vents, closed-in soffits, tempered panes and a band of fireproof material at the base of the walls. A wood fence or patio cover that touches the house can carry fire to it, so we suggest fire-resistant alternatives where they connect. Interior remodels follow the same approach as anywhere else we work, with structure, systems and finishes priced as separate items in the written quote. Brush clearance is part of the plan.
