ADU Construction for Pacoima Homes
Detached ADUs and garage conversions in Pacoima, placed around the electrical panel and drawn for City of Los Angeles review, then built to the permit.
Spare capacity in the main electrical panel can decide where a Pacoima backyard unit goes. A kitchen, a water heater and a heat pump all draw power, so during our first walk of the lot we open the panel, read the main breaker and count the free spaces. A unit placed close to that panel needs a shorter feeder trench and less digging through the yard. From there we draw the ADU for City of Los Angeles review and build it.
Panel, meter and the feeder run
A new unit can share the house service or get its own meter, and each choice changes the layout. Sharing means a subpanel in the ADU fed by cable in conduit, buried at the depth code requires and routed clear of tree roots and the sewer line. A separate meter puts the unit where the utility can reach it. Either way, we keep the trench short and straight where the yard allows, and we size the feeder for an induction range and a heat pump water heater so nothing has to be rewired later. We check the gas meter too, though an all-electric unit needs no new gas line.
A shell for inland sun and dry wind
Inland lots can see strong sun, dry gusts and the odd hard storm, and a small building takes all of it at once. We fasten the roof to the manufacturer's high-wind pattern, run a membrane along the eaves and pick a light, reflective shingle or metal panel. Walls get fiber cement siding or cement plaster over a double weather barrier, with sill pans at every window. Before any of this is drawn, we show the owner what we found in the panel and the yard. Should the service need an upgrade, the upgrade shows up as a separate figure in our written quote, outside the plans.
ADU Construction in Pacoima: questions
Lot lines and the house footprint set the frame. Subtract the required rear and side setbacks and the spacing between buildings, then see what remains. On a Pacoima parcel with room to spare, a detached unit can sit on the panel side of the yard. A tighter one may favor an attached unit sharing a wall with the house.
Our package covers a single-level ADU up to 500 square feet, and in Pacoima the floor plan and the energy forms tie most closely to the panel question. The floor plan places the kitchen, bath and water heater, which sets the electrical load, and the energy forms record the heat pump and insulation that City of Los Angeles plan check reviews.
Yes, when the concrete floor is sound and the ceiling clears the height code asks for. A Pacoima garage beside the house may already have a circuit, which we trace back to the panel and resize for a kitchen. The car opening is then framed as a wall with a window or door, flashed into the new finish and painted to match.
