Stainless steel nails, straps and hangers are the material we hold to on the outer walls of a Mar Vista ADU. Moist air drifting in from the ocean can carry salt, and plain galvanized hardware may rust slowly inside a sheathed wall where nobody ever sees it. Stainless resists that kind of quiet corrosion. We prepare the drawings for the City of Los Angeles, file them, and frame and finish the unit exactly as approved.
Walls that shed water and dry out
Siding works best with a gap behind it. We fur the wall out over the building wrap so any water that gets past the cladding has a path down and out, while air moving up behind it dries the sheathing. Fiber cement and cement plaster both hold up well in damp conditions. At every window and door, a sloped sill pan goes in first, then the jamb flashing, and finally a head piece tucked beneath the wrap that runs over the opening. A gasket under the sill plate stops the slab from wicking moisture into the bottom of the framing, and any metal that touches treated lumber is rated for that contact.
Coastal map, setbacks and separation
Before sketching, we pull up the coastal zone map for the parcel. A Mar Vista lot may or may not sit inside that boundary, and one inside it can need an added review ahead of the building permit. Next we tape the property lines, mark the side and rear setbacks, and note the distance the code wants between the new unit and the main house. Window placement follows, kept off walls that would look straight at a neighbor. Our team handles the drawings, the permit filing and each round of plan check comments, then books every inspection as the work reaches it.

Once the side and rear setbacks are marked off, the ground left behind the house tells us. A deep yard can take a detached unit and still keep room for a patio. Where the strip is slim, an addition joined to the main house, or a reworked garage, often uses it more fully. We measure on site and sketch the options for you before any drawing begins.
A Mar Vista set gets read closely for where the unit stands against the lot lines and, if the parcel touches the coastal zone, what that review asks for. The site plan answers both. The package is scoped to a single story of 500 square feet or less, and city fees are billed apart from it.
First we test the concrete. A floor poured for parking may lack a vapor barrier underneath, and damp rising through it would end up under a bed. Next come the ceiling height and the framing, and a plan for closing the wide door opening with wrap and flashing. If all of that checks out, the conversion adds insulation, windows, a bathroom and new utility lines.
