The bathroom of a Playa Vista ADU has to clear its steam quickly, since a small room near the water dries slowly once the shower is off. We plan an exhaust fan on a humidity control, ducted straight outdoors, a window that opens, and tile over backer board that tolerates constant wetting. Our drawings go through City of Los Angeles review, and construction follows the approved sheets.
A bathroom that dries itself out
We size the exhaust fan to the room and run its duct the shortest way to an outside wall or the roof, ending in a hood with a damper so wind cannot push air back in. The humidity control keeps it running until the mirror clears. Behind the shower, cement backer board goes over a waterproof membrane that wraps up the walls and into the pan, and the floor pitches to its drain with no low spots. Framing beside the tub gets solid blocking for grab bars later. Where the vent hood and its screws meet the outdoors, they are stainless or heavily coated, because salt air pits plain steel.
Plan check, the coastal boundary and the quote
City of Los Angeles plan check reads a Playa Vista set for setbacks, height, separation from the main house and how the unit ties into sewer, water and power. Coastal zone mapping gets checked for the lot near the start, because a parcel inside that boundary can need a coastal permit or exemption before the city signs off. We file the drawings, answer the reviewer's comments and schedule inspections from footings through final. Before pricing, we check the main panel for room to add the fan and water heater circuits and show the owner what we found. The quote lists the drawings by themselves, with the city's permit charges on a separate line.

Our first sketch of a Playa Vista parcel marks the rear and side setbacks, then the space code asks for between the unit and the house. A roomy yard may suit a detached cottage, and a smaller one an attached unit or a garage conversion. The bathroom and kitchen then go where their drains can reach the house sewer line by gravity.
The floor plan does much of the work on a Playa Vista set, showing where the bathroom sits, how its fan duct leaves the building and how the kitchen shares a plumbing wall with it. The energy forms come next, recording the ventilation fan and heat pump. That set is prepared for a single-level unit of up to 500 square feet.
When the concrete is dry and level, the framing is sound and the headroom meets code for living space, a conversion can work. A garage was never planned around a bathroom, so we confirm a toilet and shower can drain by gravity to the sewer line and that a fan duct can exit through a wall. The owner sees those results first.
