Reading the ground under a small building
Ground close to open water can hold more moisture than soil farther inland, so we check it before trusting any footing size on paper. If the probe meets firm resistance, a conventional footing usually works. If it slides in easily or the hole fills with seepage, a structural engineer sizes a deeper or wider foundation, and the owner sees the probe holes and our notes before we recommend anything. Under the slab goes a vapor retarder over a layer of crushed rock that breaks the upward wicking of ground moisture. Mudsills are pressure treated lumber on a sill gasket, held down with anchor bolts that are stainless or hot dipped.
Plan check, the coastal line and hardware
Venice drawings go to City of Los Angeles plan check, where a reviewer reads setbacks, height, distance to the house and the utility hookups running out back. A parcel here may fall inside the coastal zone or outside it, and we confirm which before the layout is fixed, since a lot inside can need a coastal sign-off first. Our office files the set, replies to the comments and books inspections as the work moves along. Straps, hangers and siding nails are stainless or heavily coated. Our written quote gives the drawings their own figure, and any foundation engineering the probe calls for is priced as a separate line.
