ADU Construction in Rowland Heights
Backyard ADUs and garage conversions in Rowland Heights, finished in integral-color stucco that holds its color under strong inland sun. Plans through build.
Color mixed right into the finish coat of stucco is the wall surface we reach for first on a Rowland Heights ADU. Strong inland sun can bleach a painted wall unevenly, while pigment running through the whole coat fades slowly and evenly and has no paint film to peel. Behind it go a double layer of building paper and a weep screed at the base, so water a hard storm pushes in can drain out. The county reviews our drawings before we build.
Integral-color stucco, layer by layer
The wall starts with sheathing, then building paper lapped shingle fashion so each upper course overlaps the one below it. Metal lath is fastened over the paper, followed by a scratch coat, a brown coat and the colored finish. Control joints split long walls into panels, which helps keep the hairline cracking that comes with daily heating and cooling in check. At the bottom, the weep screed sits above the soil or paving so trapped moisture has a way out. Each window goes in over a sloped pan and is taped into the paper before any lath covers it. We record the color mix, so a later patch can be matched from the same recipe.
Roof, energy rules and county review
A wall that handles sun needs a roof that does too. We draw a light, cool-rated roof surface with peel-and-stick membrane along the eaves, insulation in every rafter bay sized to the state energy rules, and vents at the soffit and ridge to let attic heat escape. Downspouts empty into buried solid pipe, which moves storm runoff well clear of the footings. The county building department handles review for Rowland Heights and checks setbacks, height and the new utility connections. We prepare the set, submit it, answer each plan check comment and call for inspections as the work reaches them. On your written quote, county permit fees appear on a separate line from the drawing set.
ADU Construction in Rowland Heights: questions
Mark the required clearances along the back line, each side and the main house, and the open ground inside those lines is where a unit can go. On a roomy Rowland Heights lot that may be a freestanding cottage. In a smaller yard, an addition off the back wall or a reworked garage may fit the space. If the lot slopes, the footing design gets a closer look.
For a Rowland Heights unit of a single story and up to 500 square feet, the exterior wall drawings spell out the stucco system: paper layers, lath, weep screed height and the pan under each window. The county inspector checks the lath against that sheet before any plaster goes on. Preparing the whole set, filing it and replying to county comments are our job.
A sound one can. Our checks cover cracking and damp in the slab, straightness of the studs and the clear height under the ceiling, and those results are yours to read before any advice. Closing the car opening takes new framing and a window, and on a Rowland Heights garage that infill gets the same colored stucco as the rest, so the new wall and the old share one finish.
