Step-Free ADU Construction in Hacienda Heights
Step-free backyard ADUs and garage conversions in Hacienda Heights, drawn for county review with wide doors, a curbless shower and a level path in.
Could an aging parent live out back with no steps to climb? When that comes up on our first visit to a Hacienda Heights yard, the answer starts with floor height. A slab set just above the finished walk, reached by a gently falling path from the driveway, gives a step-free way in. Wide doors, a curbless shower and blocking in the bathroom walls for grab bars follow from there. We draw the unit for county plan check and build what gets approved.
A level way in
Water and a step-free door pull in opposite directions, so the threshold gets careful detailing. The walk outside slopes away from the unit, a low-profile threshold sits on a sloped pan, and a slot drain just outside the door catches what runs toward it. A roof overhang or small canopy above the entry keeps rain off that spot. If the yard is flat, the path from the driveway can stay a simple walk. If the lot slopes up from the street, the route may need a ramp with rails, and we draw it on the site plan so the reviewer and the owner see the same thing.
Inside the unit, and the outer shell
Doors wide enough for a walker, a bathroom with turning space and a shower with no curb make the floor plan work for someone less steady on their feet. A linear drain lets the shower floor slope one way, and lever handles replace knobs throughout. Switches sit a little lower and outlets a little higher than usual so they are easy to reach. Outside, the unit gets what any inland lot asks for: a reflective roof, insulation meeting state energy standards and fiber cement siding hung on a weather wrap with a drainage gap behind it. Plan check for this unincorporated community happens at the county, and we answer its comments and book every inspection.
ADU Construction in Hacienda Heights: questions
The usable ground is whatever remains once the county's rear and side clearances and the gap to the house are taken out. A step-free unit also needs a level route to it, so on a Hacienda Heights lot a spot close to the driveway can make more sense than the far corner. Freestanding, attached to the house or carved from the garage, each type can work if that route does.
On a step-free Hacienda Heights unit, we put door widths, bathroom turning space and the shower drain on the floor plan, and the site plan shows the walk from the driveway with its fall. Our package includes both sheets for a ground-floor-only unit of 500 square feet or less, and we file the set with the county and answer its plan check.
A garage already sits low and close to the driveway, which makes it a natural start for a step-free unit. We check that the slab is level, dry and free of wide cracks, then confirm the framing and headroom suit living space, and you see what we find first. The car opening becomes a wall with a wide entry door and a drain at its threshold.
