Where a Walnut ADU can sit depends a great deal on the existing sewer line. Waste from the new kitchen and bathroom has to flow by gravity through pipe that keeps a steady fall all the way to that line, so a unit set a long way off from the tie-in may end up too low to drain. Reading the sewer before siting the unit
A camera run shows what the pipe is made of, any roots or offset joints, and where the line leaves the house. Cracked clay or cast iron may need a liner or a new section before a second building ties in. We mark the depth at the cleanout and work back from it, since the new drain needs enough drop over its full length, and the farther the unit sits, the higher its floor or the deeper the connection has to be. When those numbers will not work, a sewage ejector pump is an option, though a gravity line is simpler to keep running. You see the video and our measurements before we suggest a location.
A shell for inland weather and the review that follows
Outside walls and roofing get planned around stretches of sun and dry wind broken by the occasional heavy rain, which any inland site can expect. That means a reflective roof covering, insulation that meets the energy rules, fiber cement or stucco over a drained weather barrier and sloped pans under each window. Gutters empty into solid pipe that keeps water off the footings and clear of the new sewer trench. The building department reviewing Walnut permits checks setbacks, height and the utility connections, and we answer its comments and schedule each inspection.
