Heat dries out wood and loosens fasteners, and a sudden downpour finds every low spot in a slab. We look at the framing, the footings and how water leaves the yard before we talk about finishes.

What sun and heat do to a deck

Bare softwood boards check and gray within a few summers, and once the surface splits, water from a storm soaks in and starts rot at the fastener holes. Dark composite can get uncomfortably hot under bare feet. We often recommend a capped composite in a lighter tone, or a dense hardwood oiled on a regular schedule, over pressure-treated framing. Joist spacing follows the board maker's span chart, and hidden clips or coated screws hold each board without crushing the edges. A shade structure over part of the deck cuts surface heat and slows wear.

Patios, slabs and drainage

When a slab poured tight to the house settles, water can run back toward the foundation. We break out failed concrete, regrade so the surface falls away from the walls, and either pour a new slab with control joints or set pavers over a compacted base. Patio covers stand on their own footings, with gutters that carry runoff to the yard. Wherever new framing meets the wall, a peel-and-stick membrane and a bent metal cap protect the ledger joint.
