Reseda's postwar houses usually carry several eras of stucco work: the original plaster, patches from window replacements and infill where a garage became a room. Each patch is a seam, and under strong valley sun the seams crack and the colors drift apart. We repair the seams so they stop reopening and finish the house in a single color.

Seams from past changes

Replacing a window with a smaller or larger one, closing up a door or converting a garage leaves a patch of new stucco against old. If the new paper was not lapped under the old and the framing was not tied together, the patch outline reappears as a crack. We cut along that outline, fasten the framing, lap the paper in the right order, bridge the joint with mesh and build the plaster back coat by coat. The rebuilt seam then flexes with the wall and stays closed.

One color again

After years of patching, a house can show half a dozen shades on one wall. The sun fades each patch at its own rate. Once the seams are sound, we prime the patched areas, fill hairlines and apply a color coat or elastomeric finish over the whole house. A shade from the lighter end of the range keeps walls cooler on hot afternoons.
