Reseda sits on the floor of the San Fernando Valley, within the City of Los Angeles. If a single-story house there has a detached garage at the back, it may become an extra unit, and the main house may gain a bedroom or handle summer heat better. We build ADUs, conversions and additions, and we add windows and insulation that make an older house easier to cool.

A unit behind the house

A detached garage at the rear of the lot can often become a small home with a kitchen, bath and living space. The work includes a new or leveled floor over the slab, insulation in the walls and roof, windows, and water, sewer and electrical lines from the main house or the street. When the garage is not worth saving, a new unit on a fresh foundation is drawn instead. We check the lot, confirm the setbacks with LADBS and price both paths before an owner decides, so the choice is made with real numbers.

An older house in summer

A house built with little insulation and single-pane windows shows it on a hot afternoon. Glazing with a coating that turns back solar heat, adding insulation in the attic and sealing the ductwork are the most effective changes. They fit neatly into a kitchen or bath remodel, when walls and ceilings are already open. Each sits on its own line of the quote, so an owner can see its cost and decide how far to go before the cosmetic work starts. Ceiling fans help as well.
