Our first step is to get under the frame, press a screwdriver into any lumber that looks suspect and photograph each problem, then go through those pictures with you. Only after that do we talk about keeping the frame or replacing it, with each path carrying its own number on paper.

A balcony that sits over a bedroom or living room is really a small roof, so it gets a walkable waterproof membrane, a slight pitch to a scupper and flashing folded up the wall behind the siding. Pergolas and solid covers give the hottest part of the yard some relief, and their posts land on poured footings sized for the load. For ground-level paving, porcelain tile or concrete pavers on a compacted base drain well and shed heat better than dark stone. Every hanger, post base and screw is stainless steel or carries a heavy zinc coat.

If the footings are level, the beams are straight and the ledger is still hard when probed, a resurfacing with new boards and a code-height railing is a reasonable job. Rot in the joists or the ledger changes that, and the framing needs to be rebuilt. You see the evidence first, then decide.
Where the boards face heavy sun, PVC or capped composite in a pale tone fades slowly and does not splinter. Thermally modified wood and tropical hardwoods give a natural look but need periodic oiling to stay stable. Hidden fasteners keep the top clean, and the framing stays pressure-treated.
