Rebuilt houses need new exterior walls detailed to the state's wildfire rules from the start. We do both, working through Los Angeles County permits and lining our scope up with the adjuster's where a claim is open.

Houses that came through

Plaster near a fire can crack from heat, lose its bond to the lath and carry soot deep into its surface. Some of it cleans up, some does not. We test the bond by tapping, clean stained areas to see what remains and rebuild sections that have let go. Vents, eaves and gaps at the base of walls are where embers entered during the fire, so we replace and close them with fire-rated products. Our scope follows the order of the insurance adjuster's, which makes coverage questions easier to settle.

New walls for rebuilt houses

A rebuilt house gets a full exterior system: sheathing, two layers of paper, flashing at every opening, lath and three coats of plaster, with ember-resistant vents and enclosed eaves built in from the start. Stucco meets the wildfire construction rules well and stands up to the sun and dry wind here. We coordinate the exterior with the framing and window crews so flashing goes in at the right moment, and we photograph each layer before the next covers it. Vent locations are drawn on the plans.
