Stucco & Exterior Repair in Culver City
Culver City stucco and exterior repair for bungalows and newer infill homes: window corners, second-story seams and smooth finishes done right.
Culver City has older bungalows with thick original plaster, ranch houses with lace texture and newer infill homes with smooth, modern stucco. Second stories added onto older houses have created many new seams. We repair each type in its own way, with Culver City's permit process handled where a repair involves framing or a change to the outside of the house.
Second-story seams
When a second floor is added, the new walls often sit on the old ones with a band where the two finishes meet. If the paper from above was not lapped over the old wall, water runs behind the lower stucco at that band. We find these seams by their horizontal cracks and stains, open them, install a weep screed or flashing that sends water out at the floor line and rebuild the plaster. The joint becomes a clean reveal that reads as a deliberate design line.
Smooth finishes on newer homes
Smooth stucco on modern houses shows every crack and patch. Cracks there often start at window corners or where a long wall has no control joint. We repair cracks by routing and filling them with a flexible material, then refinish the wall panel out to a joint or corner so the repair disappears. On larger walls we may recommend adding control joints that divide the surface, giving future movement a straight, hidden line to follow. Paint follows the refinish. Joints are caulked with a matching sealant.
Stucco & Exterior in Culver City: questions
On textured walls with scattered cracks, often yes. Horizontal cracks at a second-story floor line and cracks on smooth modern finishes need more: the floor line needs flashing, and smooth walls need refinishing out to a joint to hide the repair.
It depends on the finish type, the number of seams and openings involved, wall area, access to upper floors and any permit needed for framing repairs. We list each part separately after an inspection. Scaffold days are listed.
Yes. Horizontal cracks and stains get moisture readings and, where readings are high, a small opening to see whether the floor-line flashing exists. That finding changes the repair, so we check first. Photos of the findings are shared.
