Where the levels change

A split-level house has short wall sections that step up and down with its floors, and each change in height is a point where the stucco wants to crack. Settling on a hillside makes it worse. We open the cracks at each transition, tie the framing where it has separated, put metal lath across the joint and rebuild the plaster in coats. Where the two levels clearly move independently, a reveal joint gives the movement a tidy path. The texture is matched so the repaired steps blend with the walls around them.

Runoff and sun

Storm water running off the slope collects against the uphill side of the house and wicks into the base of the plaster. Stains, white mineral bloom and soft spots appear along the bottom of the wall. We regrade where soil sits too high, fit a drain to carry water around the house and rebuild the lower band of stucco. The sunny walls then get a flexible coating that bridges the hairlines from summer heat. Downspouts are extended so roof water lands well away from the foundation.
