Stevenson Ranch homes are mostly two-story houses in a hillside planned community, many backing onto open land in fire hazard areas and all under association rules. Their stucco cracks along the second-floor line and at window corners, and fades in the dry heat. Second-floor lines

Wood floor framing between stories shrinks as it dries, and on houses built without a screed or joint at that level, the stucco cracks in a long horizontal line. Patching it with rigid material only lasts until the next season of movement. The crack is opened with a router and packed with a flexible compound, or cut in a reveal joint along the floor line that looks intended. Any cracked window corner gets mesh across it. The panel is then refinished so the repair cannot be seen.

Facing the hills

Homes that back onto open hillside are the first to see embers when fire moves through. We check the vents, eaves, gutters and anything attached to the house, such as wood fences or trellises. Coarse-screened vents are replaced with ember-resistant units, eaves are closed where they are open and gutters get guards. Wood fencing that touches the house can be swapped for metal near the wall. Associations review some of these changes, and we prepare the submittal alongside the county permit where one is needed.
