Hardening a newer house
Newer homes were built to more recent fire codes, but there is often more an owner can do. Swapping standard vents for ember-resistant ones, fitting gutter guards, closing open eave areas and using noncombustible fencing where it meets the walls all lower the risk. We review each house, list the upgrades that apply and price them separately, so owners can start with the measures that close the most likely ember entry points and add others later. Defensible space around the lot is part of the conversation.
Two-story updates
Upstairs rooms in two-story houses can run warm in summer. Better attic insulation, sealed ducts and windows with heat-reflecting glass help. On the ground floor, a kitchen and family room remodel can bring new cabinets, counters, flooring and lighting. Where a wall comes out, an engineer sizes the beam. An association may review exterior changes such as windows and patio covers, and we prepare the paperwork it asks for alongside the county permit. Loft and bonus rooms can also be converted into bedrooms with egress windows added.
