ADU Construction in Stevenson Ranch
Backyard ADUs and garage conversions in Stevenson Ranch, with steel roofs and ember-ready details, drawn by our team and reviewed by Los Angeles County.
Standing-seam steel with a Class A rating is the roof we price first for a Stevenson Ranch ADU. It will not catch from a drifting ember, in a light finish it reflects much of the hard sun inland lots get, and its hidden clips leave no screw heads for gusts to loosen. Some Stevenson Ranch parcels sit within mapped fire hazard zones, and one of those may also call for ember-resistant vents, eaves and glass. Los Angeles County reviews the permit for this unincorporated community.
Steel overhead, mesh at every opening
A metal roof only protects the unit if the edges are closed up too. We fit a metal drip edge, seal the ridge with a profiled closure strip and box the eaves so there is no open rafter bay for embers to drift into. Attic vents get a listed ember-resistant design, and gutters carry covers that keep dry leaves from piling up along the roof line. Down at the base, the cladding stops above a band of gravel or concrete. Fiber cement or stucco goes on the walls, and the windows are tempered dual-pane units that hold up to radiant heat.
County plan check and roof water
Because the community has no city hall of its own, Los Angeles County staff read the drawings and send any corrections back to us. We answer them, revise the sheets and book each inspection as the work moves along. Rain is not frequent inland, yet a winter storm can drop a lot of water in a short time, and a steel roof sheds it fast. Gutters are sized for that rush, downspouts tie into a solid drain line that runs past the footing, and the weather barrier behind the cladding is lapped so water caught behind it still drains out. If the lot slopes, a swale on the uphill side keeps runoff off the slab.
ADU Construction in Stevenson Ranch: questions
Usable yard after the county setbacks comes first, then the gap the unit keeps from the house and the route sewer and power can take to reach it. On a flat rear yard a detached cottage can be the simple answer. If the lot slopes, attaching the unit or converting the garage can avoid tall retaining walls. We mark those limits on your parcel before laying anything out.
Drawings for a Stevenson Ranch backyard home of one level and no more than 500 square feet make up the set. For a parcel inside a mapped hazard zone, the county reviewer reads the exterior wall drawings closely, checking cladding, vents and glass against ember rules, and the site plan for clearances. County fees and the construction itself are priced on their own lines of the written quote.
Before we suggest anything, we drill a test hole in the slab, peel back a strip of drywall to look at framing and the sill plate, and check headroom, then walk you through the results. A conversion adds insulation, a vapor barrier under the new floor, an egress window and fresh utility runs. Where ember rules apply, the vents and glass are chosen to meet them.
