Eagle Rock is a hilly Northeast Los Angeles neighborhood of craftsman bungalows, Spanish revival homes and mid-century houses, some in a historic overlay and some on fire-prone slopes. Each house gets windows suited to its era, meet the wildfire glazing rules where they apply and steer the permit through LADBS and any preservation review. Paint and trim are included.

Craftsman and Spanish homes

Bungalows here often keep their original wood windows, and Spanish homes their steel casements. Rotten wood sash is patched and reglazed with fresh seals, while rusted steel casements are wire-brushed, primed and resealed, keeping the look and improving comfort. Where windows have been replaced over the years with aluminum sliders, we can return the house to a style that suits it, with wood or clad units. Interior trim is matched, and paint is included so the finished window blends in. Hardware such as sash locks can often be cleaned and reused.

Hillside lots and overlays

Streets climbing the hills around Eagle Rock fall in a fire zone, where new glass needs a tempered pane or a fire-tested unit. Part of the neighborhood is also within a Historic Preservation Overlay Zone, where visible window changes are reviewed. We check both for your address before recommending anything. Steep driveways and narrow streets are planned for at delivery. Every opening is flashed with a sill pan and tested with water before trim goes back on. We take the removed frames and glass away with us.
