Fiberglass window frames are the material we specify first on an Eagle Rock ADU. They grow and shrink with heat at nearly the rate of the glass they hold, so the seals around each pane stay tight as an inland day swings from hot to cool, and the frames do not soften or bow under strong sun. Windows that keep their seal
A frame that moves more than its glass slowly works the glazing seal loose, and a loose seal lets dust and water in and lets the gas between the panes leak away. Fiberglass avoids most of that movement, and it holds paint well if a darker color suits the house better later. We order dual-pane, low-e glass for walls facing the afternoon sun and keep openings modest on the hottest side. Every rough opening gets a sill pan pitched to the outside, flexible flashing tape lapped over the nailing fin at the sides and head, and a drip cap above. You see an opening flashed before any siding hides it.
The rest of the shell and city review
Around those windows, walls and roof are chosen for what any inland lot can expect: long sunny stretches, dry gusts that push grit into gaps, and the odd downpour that overruns a gutter. We draw a pale roof surface with peel-and-stick membrane lapped up from each eave, insulation filling every rafter bay to the state energy standard, and fiber cement siding hung on a drained wrap. Permits for Eagle Rock come from the City of Los Angeles, whose plan checkers look at setbacks, height and the new utility hookups. Drawing the set, filing it, clearing corrections and calling for each inspection fall to us. City permit fees appear on a separate line of your written quote from the drawing set.

Begin with the survey sheet. Take away the back and side setbacks plus the separation required between buildings, and the leftover patch shows the buildable room. On a deep Eagle Rock parcel that patch may hold a detached cottage, turned so its larger windows avoid the late sun. A shallow yard may push toward an attached wing or a converted garage. If the lot slopes, footings need more design.
