If an older house there has already been extended, we check that earlier work before planning another unit or more bedrooms. We plan additions, ADUs and exterior repairs with the city's rules and the house's history in view, and the drawings go to the city for review.

Earlier additions and their seams

Rooms added over the decades often carry their own foundations, rooflines and wall finishes, and the joints between them are where leaks and cracks appear. A stain along a ceiling where two roofs meet, or a crack running straight up a wall, usually marks one of those seams. We open the joint, add the flashing or framing that was missing, and close it with matching stucco or siding. Unpermitted past work may need to be brought up to code during a new project, and we explain that in the quote.

Room for relatives

A backyard ADU or a converted garage gives a family member a separate space on the same property. We check the lot size, setbacks and utilities with the city, then draw the unit and file the plans. Units get insulation and low-E windows suited to hot valley afternoons, with kitchens and baths waterproofed and vented to the same standard as any remodel. The written quote keeps plans, shell, systems and finishes on separate lines so each stage is clear. Parking for the unit is planned too.
